What's going on?
Pick the closest match for what to do next and what it costs.
Board keeps tripping
Usually a faulty appliance or a circuit with a fault to earth. Unplug everything on that circuit, then reset the switch. If it holds, plug things back one at a time to find the culprit. If it still trips with nothing plugged in, the fault is in the wiring and I can trace it. Fault finding is £95 for the first hour, which covers most jobs.
Burning smell or scorch marks: act now
If there is smoke or fire, get everyone out and call 999. If it is only a smell or a scorched socket, switch off at the fuse board if you can reach it safely and stop using that socket or switch. Then ring me straight away.
No power at all
Check whether your neighbours or street lights are off too. If they are, it is a power cut: call 105 free from any phone. If it is only your home, look at the main switch and the RCDs on your fuse board. If anything will not reset, ring me.
Lights flickering or not working
A single bulb flickering is usually the bulb or fitting. A whole room or circuit flickering, or lights dimming when something switches on, can mean a loose connection, which needs looking at before it overheats.
Socket or switch not working
Check the fuse board first, as one switch may have dropped. If the socket feels warm, smells, crackles or is discoloured, stop using it and switch that circuit off. Dead or damaged sockets are usually a quick repair.
Old fuse box or a new board
Fuse boxes with rewireable fuses, or boards without RCD protection, are the most common reason older homes fail an EICR. I replace them with a modern RCBO board, test every circuit and register the work with building control. Send me a photo of your board for a quote.
EICR or landlord certificate
Fixed prices from £130 for a studio, 1 or 2 bed, with the report the same day. Landlords need one every five years and before a new tenancy if one is not already in place.
Landlords, letting agents and housing providers
I look after property portfolios across London: EICRs, the remedial work that follows, and tenant call-outs when something stops working. One contact, standard prices and reports sent straight to you.
