EICR questions

How often do landlords need an EICR?

At least every five years under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, or sooner if the previous report says so. Tenants must be given a copy, and the council can ask to see it.

What happens if the property fails?

The report lists each issue as C1, C2 or FI. I explain each one in plain English and give you a fixed price to put it right. Landlords must complete the remedial work within 28 days, or sooner if the report says so.

How long does an inspection take?

Usually two to four hours, depending on the size of the property and how many circuits there are.

Do you do pre-purchase EICRs?

Yes. If you are buying a property, an EICR tells you what you are taking on before you commit.

Can you fix the faults on the same visit?

Small items often, yes, with your agreement. Bigger jobs are quoted and booked in.
