What is an EICR & What Does it Involve?

An Electrical Installation Condition Report (EICR) assesses the electrical installation within a property — reviewing the condition of your wiring, fuses, switches and sockets. The report identifies any damage, deterioration or hazards and provides recommendations for safety improvements.

Our electrician will first carry out a visual assessment before conducting a series of tests on your electrical systems, including checking your fuse board, earthing arrangements, gas and water pipework bonding, and all sockets, lights and switches.

After the inspection you will receive a complete report with a clear pass or fail outcome and a fixed-price quote for any remedial work required.

C1

Dangerous — Immediate Action Required

Presents a high risk of injury. We will make C1 faults safe immediately during the inspection.

C2

Potentially Dangerous

Must be rectified. Landlords have 28 days to complete C2 remedial work and confirm completion in writing.

C3

Improvement Recommended

Not immediately dangerous but should be addressed to prevent future deterioration or risk.

Using calibrated Megger test equipment (traceable to BS EN ISO 10012), we test earthing, RCD protection, circuit continuity and insulation resistance.

Remedial Work (if needed)

If faults are found, we provide a fixed-price quote before any work begins. No pressure — you decide. Landlords must complete C1 and C2 work within 28 days.

How often do landlords need an EICR?
Every 5 years — or at the start of a new tenancy — as required by the Electrical Safety Standards in the Private Rented Sector Regulations 2020. Fines of up to £30,000 for non-compliance.
What if my property fails?
